Idaho's laws on agency are specific and must be presented to each prospective customer/client by a real estate agent at the first substantial business contact. Presentation is usually made in the form of a "blue brochure" which defines the possible agency relationships with a real estate agent as well as the requirements necessary for each form of representation or non-representation. The agent's duties for each form of representation/non-representation are also clearly defined. Upon presentation of the agency law information, some form of signed receipt indicating the information was given to the prospective customer/client will be required. Signing this receipt does not obligate the prospective customer/client to the agent nor does it establish any kind of agency relationship. It simply is verification that the agent did present the "agency law" information as required.
